CertainTeed Windows & Doors: The Woodland Hills Owner's Guide
CertainTeed window and door replacement in Woodland Hills typically runs $4,500 to $15,000 installed, depending on how many openings and which CertainTeed line your home carries. If you're calling us, you usually already know the problem: a sash that won't stay up, glass fogged between the panes, a door that drags or won't latch. We stock the common wear parts on the truck, and for full units we measure, order, and install – usually within two weeks. Sawyer Remodel Woodland Hills is an independent contractor; we're not owned by or affiliated with CertainTeed, but we work with their windows and doors every month across the West Valley, from Warner Center up to the hillside streets off Topanga Canyon Boulevard.
Which CertainTeed Models This Applies To

CertainTeed makes a handful of vinyl window and patio door lines that turn up all over Woodland Hills. The ones we see most: Bryn Mawr II (double-hung and slider, often in homes built from the late 1990s onward), Somerton II, Newport, and the Monogram patio door series. The model name is usually on a small label on the inside of the sash or door jamb. If the label is gone, measure the visible glass width and height; that gets us most of the way.
On the OEM-vs-aftermarket call: for locks, keepers, pivot bars, and coil balance assemblies, quality aftermarket parts match CertainTeed's specs. For glass packs and full sashes, we order CertainTeed-built units. Mixing glass from another manufacturer gives you a tint and spacer mismatch you'll notice every time you look at the window. It's not worth the savings.

Signs Your CertainTeed Windows & Doors Is Failing
- Window won't stay up (double-hung). The coil balance system inside the frame has lost tension. CertainTeed uses a specific coil assembly, and when it fails, the sash slams down on its own. We replace both sides at once so the window doesn't fight itself.
- Condensation between the glass. The insulated glass seal has failed. In Woodland Hills, the shift from cool mornings to 95-degree afternoons accelerates seal wear. The inert gas escapes, the panes fog, and the only real fix is a new glass pack.
- Door drags or won't close square. Commonly a worn roller on a sliding patio door, or settling on a hinged door. A dragging Monogram slider wears the track unevenly, and ignoring it for a year turns a $180 roller job into a new door panel.
- Lock or latch won't engage. The sash has shifted, the keeper plate is bent, or the lock body is stripped. On CertainTeed units, the lock and keeper are paired parts; mismatching them leaves a door that locks but doesn't seal.
- Harder to open than it used to be. Dirt and worn weatherstrip eventually bind the track or channel. We clean, lubricate, and replace the weatherstrip if it's compressed or torn. If the sash still binds, the frame may have warped from heat and needs a closer look.

DIY or Call Us?
Some things you can safely check yourself: clear dirt out of the tracks, tighten a loose handle with a screwdriver, and see whether the window is still locked or just stuck on the weatherstrip. That's about it. Coil balance assemblies on CertainTeed windows are tension-loaded, and releasing one without the right tool sends a small steel spring across the room. Glass packs are sealed units that have to be ordered and set into the sash correctly or they crack the first hot afternoon. If the sash is coming apart or the door is off its track, call us at (341) 217-2776. Luca Romano has been doing this work since he came out of Los Angeles Trade-Technical College, and he'll tell you plain: the fast fix is usually the one you don't attempt twice.
FAQs

Vinyl windows typically last 20 – 30 years, but the coil balances and weatherstrip usually need service in the 10 – 15 year range, and glass seals can fail sooner with full western sun exposure on the hillside streets above Topanga Canyon Boulevard. Call (341) 217-2776 for an honest assessment before you replace a window that might just need a new balance.
Most failing parts – coil balances, locks, rollers, weatherstrip, and even glass packs – can be repaired without replacing the whole unit. The exception is a warped frame or a window that's out of square from the house settling. We'll tell you which one you're looking at and give you a written quote either way.
A lock or roller swap is usually done in under an hour. A glass pack replacement takes a few days because we order the sealed unit to your exact sash size, then install it the day it arrives. Full window or door replacement is typically one to two days, plus a short lead time for the units to come in.
We stock common coil balances, rollers, locks, and weatherstrip on the truck for the CertainTeed lines we see most in Woodland Hills. Glass packs, sashes, and full units are order-to-spec. If we don't have your part on hand, we'll tell you that up front before we schedule anything.
If your CertainTeed window or door is failing, call (341) 217-2776. We service Woodland Hills and the surrounding West Valley, we'll price the work before we start, and you'll know exactly who's walking in the door and when they'll arrive. The work tells you everything. We just make sure it tells the right story.
